Fair, published fees for letting and managing your property. Choose from three levels of service, from finding you a tenant to handling everything for you day to day, with clear costs for anything extra along the way.
Fees are shown excluding VAT. The total including VAT at 20% is shown in brackets. Fees take effect from April 2026.

What you pay for each service
Each service has an ongoing monthly fee, charged as a percentage of the rent each month, and a separate one-off setup fee at the start of a tenancy. Every let starts with marketing, viewings and referencing.

Year one combines the setup fee with twelve months of the monthly fee. Each year after shows twelve months of the monthly fee alone, while the same tenancy continues. All figures exclude additional fees, inventory fees and optional Rent & Legal Cover.

Rent & Legal Cover
Part of our responsibility in managing your property is making sure you know your rental income can be guaranteed, regardless of whether the tenant pays the rent. The Rent Guarantee service offers the following cover:
- Indefinite cover*: rent is paid in full until you get your property back
- Protection backed by Rightmove, a household brand we know landlords trust
- Legal costs paid for any breach of the tenancy agreement
- Up to £50,000 paid for any one claim made on the service
- Market leading mediation service, including incentives for tenants to vacate the property before court proceedings are required
Post-possession rent and damages: up to 3 months following vacant possession, at 100% for the first month, 75% for the second month and 50% for the third month.

The monthly fee is an ongoing charge, worked out as a percentage of the rent and taken each month for as long as we provide the service. The setup fee is a one-off charge at the start of a tenancy, worked out as a percentage of the first month’s rent.
Do the fees include VAT?
Fees are shown excluding VAT, with the total including VAT in brackets. VAT is charged at the current rate of 20% and is added to every fee.
How much would I pay on a typical rent?
On £1,000 a month, Fully Managed is £144 a month including VAT plus a one-off setup fee of £600 including VAT. The worked example above shows all three services.
Does Let Only have a monthly fee?
No. Let Only has a single one-off fee, equivalent to one month’s rent plus VAT. Once the tenant moves in, you manage the tenancy yourself.
Are there any other costs?
Additional fees apply only when the work is needed, such as safety certificates, inventories or a mid-term visit. All of these are listed on this page. Rent & Legal Cover is optional.
How is my money protected?
Client Money Protection is supplied by ARLA, and independent redress is provided by The Property Ombudsman Scheme.
